24 Days on Market… and She Still Got Everything She Asked For

This is the one I most want you to read, because on paper it's the least dramatic of the three.
MM was buying her first home in Mesa, conventional financing. The property had only been on the market for 24 days. It appraised at $396,000 against a $395,000 purchase price.
A thousand dollars over. Barely anything. No distressed seller, no year-long listing, no leverage handed to us.
And she still closed with:
- A full 3% in seller concessions
- 3% broker compensation, paid by the seller
- Every single repair we requested, completed by the seller before close
- And most importantly, the updated house she wanted
Read that again. As a first-time buyer, in a market she'd been told had no room in it, she moved into a rfully updated and epaired house having written a check that was very close to just her down payment.
Why this one matters most
Because it proves the thing the other two stories could let you dismiss.
You could look at a 350-day listing and say well, of course, that seller was desperate. You could look at the VA deal and say that seller just needed out.
You can't say that here. This seller had options. We still structured an offer that got her nearly all of her closing costs covered, her representation paid, and an updated and repaired home.
Leverage is not a market condition you wait for. It's something you build into an offer.
What we did before we wrote
The same three things, every time. We read the comps an appraiser would actually use. We looked at how long it had been listed and what that said about the seller. And we assessed the true condition of the house … not what the listing said, what it would cost to own.
Then we structured around what we found. Price, concessions, repairs, timeline. They're all levers, and they move against each other. Most buyers only ever pull one.
Every transaction is different. Results described reflect specific properties, market conditions, and negotiations, and are not a guarantee of future outcomes.
